Compliance, Safety & Operating Standards

RASH Accommodation Ltd operates a compliance-first serviced accommodation model. We work with landlords to ensure properties meet all required safety, legal, and local authority standards before and throughout operation. This protects guests, landlords, neighbours, and long-term partnerships.

All agreements are subject to due diligence, local authority requirements, and property suitability.

Section 1 – Property Safety & Legal Requirements

What We Require as Standard

• Valid Gas Safety Certificate. (GSC)

• Electrical Safety Report. (EICR)

• Energy Performance Certificate. (EPC) – minimum legal rating

• Working smoke alarms and carbon monoxide detectors.

• Fire safety equipment. (as required by property type and council guidance)

• Suitable building and landlord insurance. (including permitted use for serviced accommodation where required)

• Public liability insurance held by RASH Accommodation Ltd. (where applicable)​

We review all compliance documentation before onboarding any property.

Section 2 – Serviced Accommodation Compliance

Local Authority & Use Considerations

Serviced accommodation is subject to local authority guidance and planning rules, which vary by area.​

Each property is assessed based on:

• Local council short-let guidance.

• Article 4 directions. (where applicable)

• Building use classification.

• Neighbour impact and suitability.

• Leaseholder and freeholder permissions. (where applicable)​

We do not proceed with properties that fail compliance or suitability checks.

Section 3 – Maintenance & Inspections

• Regular inspections. (frequency agreed in contract)

• Professional cleaning and housekeeping.

• Minor maintenance handled by agreement.

• Safety checks maintained and documented.

• Landlords notified of major maintenance issues.

We operate a preventative maintenance approach to protect the condition and long-term value of the property.

         • ID and booking checks. (platform dependent and

            subject to booking channel controls)  

         • Noise and neighbour policies enforced.       

         • Zero tolerance for misuse of property.

         • Regular reporting to landlords. (as agreed)

        • Transparent communication on performance and issues.

        • Clear responsibility split defined in contract.

All enquiries are assessed individually. Not all properties are suitable.
